A new boost for local entrepreneurship in the heart of Hainaut
Fontaine-l’Évêque, 15 October 2025 – Developer BVI.EU and the intermunicipal association IGRETEC today celebrated the inauguration of the Surschiste Green Business Park, a new business area in the heart of Hainaut. Covering a surface area of 15,420 m², this major development embodies a new generation of SME parks – modular, sustainable and closely connected to the local entrepreneurial ecosystem.
A strategic location for growing businesses
Ideally situated just 15 minutes from Charleroi and right next to exit 3 of the R3, the park also offers easy access from Mons, Namur and Brussels. It features units for sale or lease, suitable for a wide range of activities: production, storage, offices, workshops, B2B showrooms, and more.
- SME units starting from 100 m², equipped with photovoltaic panels
- Build-to-Suit buildings from 400 to 2,000 m²
- Full flexibility with turnkey delivery
To date, only four units in the first phase remain available. A second phase is already scheduled for the first quarter of 2026, offering surfaces starting from 130 m² and an expected delivery at the beginning of 2027. The internal road infrastructure is currently being finalised.
An inauguration ceremony attended by key project stakeholders
The inauguration ceremony took place in the presence of Geoffroy Dumonceau, Business Unit Director at BVI.EU, and Gianni Galluzzo, Mayor of Fontaine-l’Évêque. Both highlighted the importance of this type of infrastructure in strengthening the local economic fabric, as well as the high quality of collaboration between public and private partners in supporting regional entrepreneurship.
A successful partnership serving businesses
Nathalie Czerniatynski, Director of Economic, Territorial and Strategic Development at IGRETEC:
“This project perfectly illustrates our mission: to support territories in their development by offering concrete, sustainable and tailored solutions to meet the needs of businesses. The collaboration with BVI.EU demonstrates the strength of public-private partnership.”
Build-to-Suit solutions that attract SMEs
The park has already attracted several companies, including TCO Service, a long-standing client of BVI.EU, which has established itself on almost 700 m² to support its growth. This marks the second collaboration between the two companies.
At BVI.EU, we develop real estate solutions that respond to concrete needs. In Fontaine-l’Évêque, we are proud to contribute to local economic growth through a project that combines pragmatism, sustainability and ambition.
This park perfectly reflects our mission: to provide SMEs with accessible, flexible and immediately operational infrastructure. The renewed trust of TCO Service confirms the relevance of our model.
A clear commitment to sustainability
The Surschiste Green Business Park was designed with a strong focus on environmental responsibility and is equipped with state-of-the-art technology:
- Heat pumps
- Rainwater recovery systems
- Charging stations for electric vehicles
- Covered bicycle parking
These installations aim to create a high-performance working environment that respects natural resources and contributes to the energy transition.
